Repayment: Guaranteed loan originated by approved lenders (not a direct USDA loan); 30-year fixed rate; USDA guarantees 90% of loan
Area: USDA-designated eligible rural areas in NC and SC
Notes: Different from Section 502 Direct (which is for very-low/low income and is a direct government loan). The Guaranteed program is lender-originated with a government guarantee. Upfront guarantee fee (1% of loan) and annual fee (0.35%) apply — both lower than FHA MIP. Use USDA's eligibility map to verify property address.
